At the junction of Loop 1604 and Nacogdoches Road in northeast San Antonio, Texas, lies a regional retail center called Rolling Oaks Mall. Dillard's and JCPenney serve as its main anchors. Two anchor stores that were originally Sears and Macy's are now vacant.

The Simon Property Group-built mall, which had Dillard's and Sears as anchor stores, debuted in 1988 in a rural area in the Northeastern part of the city, primarily surrounded by farmland. The mall initially had trouble due to inaccurate development predictions for the area and a less-than-ideal location.
