Cape Cod Mall's retail center is located in the Massachusetts Hyannis hamlet of Barnstable. The mall first opened in 1970, and in the late 1990s, it had renovations and an expansion that increased its gross leasable space to 723,605 square feet (67,225 m2).

Simon Property Group presently oversees it and has a portion of the ownership. The anchor establishments are Marshalls, Best Buy, two Macy's locations, Regal Cinemas, Target, Dick's Sporting Goods, and Barnes & Noble.
